Leading Grayco Partners is a highly skilled and experienced management team. Each Grayco principal brings nearly 20 years of experience dedicated to the business of commercial real estate.

Grayco Partners employs a flat organizational approach in its business operations, which is unique among real estate developers. Each member of the Grayco team has a direct hand in all phases of the business, from real estate acquisitions, to design and construction, to delivery of the final product. The right people – experienced, versatile and committed – establish the sound foundation of Grayco Partners.


John J. “Jeff” Gray, III - Founder and President
John J. “Jeff” Gray has more than 20 years of multifamily real estate development, construction and investment experience, having developed as a principal more than 12,000 units with a value in excess of $1.5 billion.

Mr. Gray is Founder and President of Grayco Partners, LLC in Houston, a national multifamily development firm specializing in the development of multifamily properties in major U.S. markets. At Grayco Partners, Mr. Gray has created a $560 million Investment Partnership with Camden Property Trust, one of the largest U.S. multifamily REIT’s, to develop high quality multifamily assets in diverse U.S. markets.

Prior to founding Grayco Partners, Mr. Gray was a Partner and Executive Vice President of Development for the Finger Companies, a Houston-based national multifamily developer. At the Finger Companies, he oversaw the company’s development and construction activities between 1993 and 2005. During that time, he lead the company’s development efforts in multiple U.S. markets including, Houston, Dallas, Austin, Atlanta, Denver, South Florida, Boston and Los Angeles.

Mr. Gray, a native of Houston, Texas, is married with two daughters. He is a member of the NMHC Board of Directors and is active in the ULI Multifamily Silver Council. He serves as a board member and head of the long range planning for The Fay School, Houston, Texas.


John Britton - Chief Operating Officer
Grayco Partners’ Chief Operating Officer, John Britton, brings more than 18 years of multifamily and commercial real estate expertise to the company, where he also serves as Chief Financial Officer and Executive Vice President. Over his career, John has concentrated on real estate equity and debt structuring, as well as commercial property development.

Mr. Britton served until early 2006 as Managing Director of a locally based private real estate equity fund, where he specialized on structuring and placing joint venture equity for commercial and multifamily real estate development projects. He also directed the firm’s commercial development program, overseeing the development of office building projects in Austin, Texas and Portland, Oregon. Prior to that, he held several debt- and capital-related positions at the vice president and director levels at Prudential Realty Group.

Mr. Britton has managed more than $1 billion of real estate transaction volume during his career. He holds a BBA in Finance & Real Estate, and an MBA, both from the University of Texas.

Mr. Britton, a native of Houston, Texas, is married with three sons.


David Reid - Executive Vice President
David Reid, Grayco Partners’ Executive Vice President of Development, has developed more than $600 million of multifamily and mixed-use assets over a 17-year career. His developments span across the U.S., employing a variety of capitalization and ownership structures specifically suited toward each transaction.

Prior to joining Grayco Partners, Mr. Reid was a development partner with the Finger Companies, where he worked at the luxury multifamily developer alongside Grayco President and Founder, John J. (Jeff) Gray, III. Mr. Reid developed assets throughout the country, but specifically along the west coast where he was responsible for the largest market rate development within the West Los Angeles master planned development of Playa Vista.

Mr. Reid began his real estate development career with Greystar Real Estate Partners, a developer, owner and manager of multifamily assets with a portfolio of properties under management or ownership of over 59,000 multifamily units. Mr. Reid was a partner within Greystar’s Houston and Denver regional offices. Among his accomplishments with Greystar, Mr. Reid was responsible for the development of the largest multifamily community within the central business district of New Orleans, Louisiana. This 705 unit mixed-use community utilized both public and private finance structures and included a number of joint infrastructure agreements with the City of New Orleans.

Mr. Reid began his career in real estate serving as a commercial real estate lending officer for both Chase and Guaranty Federal Banks in Houston, Texas.

Mr. Reid holds a Bachelor of Science degree from Baylor University.

John Schleider - Senior Vice President
John Schleider, Grayco Partners’ Senior Vice President of development, has managed more than $400 million of multifamily and mixed-use assets across the U.S., employing a variety of capitalization and ownership structures specifically suited for each over a span of 17 years.

Prior to joining Grayco Partners, Mr. Schleider was a development partner with ZOM, where he worked on projects in Dallas and Houston. Prior to ZOM, Mr. Schleider worked at the Finger Companies for five years alongside Grayco President and Founder, John J. (Jeff) Gray, III, where he was responsible for managing the development of over 2,500 multi-family units in the Houston, Atlanta, Dallas and Austin markets.

Mr. Schleider began his real estate development career with Gables Residential, a real estate investment trust, which owned and managed over 30,000 multifamily units. Prior to moving into development, he worked with a commercial real estate mortgage loan brokerage house, The Robert C. Wilson Company, where he specialized in loan production and asset management.

Mr. Schleider holds a Bachelor of Arts degree from Vanderbilt University and a Masters of Science in Land Development from Texas A&M University.

John is married and has 3 children


 Jeannine Boswell - Vice President of Asset Management
Jeannine Boswell has more than 20 years of experience in predevelopment, lease up and management of multifamily real estate. Prior to joining Grayco Partners, Ms. Boswell was Vice President of Operations for the Finger Companies where she worked for 23 years. She was responsible for overseeing the management of almost 11,000 units and completed lease ups in Houston, Dallas, Austin, Denver, Atlanta, Boston, and South Florida.

Ms Boswell graduated with a BBA from Northeast Louisiana University and is married and has two daughters.


Susan J. Felice, CPA- Controller
Susan Felice, controller for Grayco Partners, has fifteen years experience in the construction and multi-family business. She has managed the financial reporting for as many as 15 partnerships, 4500 apartment units, 2.4 million square feet of office space and construction income of 160 million annually.

Ms. Felice earned a BBA in accounting from Indiana State University and an MBA from the University of Houston, Clear Lake. She is married and has 2 children.
